When purchasing a home, it is very important for you to perform a pre-settlement inspection. It is very possible that damages, mechanical failures, symptoms, clues, etc. may appear after your inspection. Your pre-settlement checklist should include as a minimum:
1. Observe and inspect any repair work that has been performed and obtain a warranty or certification from the contractor that performed the work;
2. Operate all plumbing fixtures and observe pressure and drainage. Look for leaks! We suggest running faucets for at least 5-10 minutes so that any leak may be more easily recognized;
3. Operate all heating and cooling systems (weather permitting) and verify room comfort;
4. Observe all basement walls, interior walls and ceiling areas, especially beneath roof and bathroom areas. Any wet areas or new stains should be considered active leaks;
5. Activate and inspect all of the appliances;
6. Obtain a disclosure statement from the seller identifying any and all known defects about the property.
